There is genuine event-driven demand in parts of the West Valley: Cactus League spring training at the Goodyear Ballpark, State Farm Stadium and the Glendale entertainment district, golf at Verrado, and the winter season. A well-placed furnished home can do real business on event weekends and through the spring.

Most of Buckeye, though, is family master plans governed by associations with leasing restrictions, and the city licenses and regulates short-term rentals. For most properties here a long-term family tenant is the better business, and the association has to be checked before anything else.

That said, short-term is a business, not a passive investment. It grosses more and nets less than people expect. Our job is to tell you which side of that line your property falls on before you furnish it.

Do short-term rentals work in Buckeye?
Less often than owners hope. Buckeye is a residential growth market rather than a tourism destination, and most communities here are governed by associations with leasing restrictions. There are exceptions — spring training, golf, and event weekends produce real demand — but for most Buckeye properties a long-term family tenant is the better business.
What kind of occupancy should I expect?
It varies with location, season and how the property presents. Spring training and the winter season are strong; summer is quiet. We will model realistic numbers for your specific property rather than quote an average.
What does short-term management cost?
It depends on the service level you choose. The higher tier covers everything including guest communication, dynamic pricing, turnovers, restocking, and inspections. As with long-term, we do not mark up maintenance.

For a few Buckeye properties near the ballpark or the golf it clearly wins; for others a stable long-term tenant is the better return with a fraction of the work.
