The community that changed how people see Buckeye — a walkable master plan against the White Tank Mountains, with a real Main Street, two golf courses, and mature landscaping that most West Valley developments still lack. Rents sit at the top of the Buckeye range and tenants are typically professionals and established families who stay. If you want the strongest rents in the city and can accept the acquisition cost, this is where they are.

North of I-10 near the Sun City Festival active-adult community, with a mix of age-restricted and all-ages housing. Quiet, well kept, and priced below Verrado. The tenant profile skews older and more settled, which produces some of the longest average tenancies in the market and correspondingly low turnover cost.

One of the older established Buckeye communities, built around a public golf course south of I-10. Homes here are past the first-owner phase, which means lower acquisition prices than the newest subdivisions and a straightforward workforce tenant base. Solid, unglamorous cash flow territory.

Further west along Sun Valley Parkway, and the most affordable entry point in the city. Homes here are large for the money, which appeals strongly to families who want space and accept the commute. Cap rates are often the best in Buckeye; the trade is that new inventory arriving nearby can soften rents in a given year.

Directly east and a step up in price, with the Goodyear Ballpark, Estrella Mountain Ranch, and better-established retail and employment. Many owners hold in both cities, and Goodyear typically commands higher rents with a correspondingly higher basis.

Litchfield Park, Avondale, and Surprise round out the corridor. Litchfield is the established, tree-lined exception to West Valley newness; Avondale and Surprise offer their own mixes of price and tenant profile. We manage across all of them, so a growing portfolio stays with one company.
